Accessibility statement.

Our approach

We design and build websites for estate and letting agents, so accessibility is not a box we tick on our own site and ignore on everyone else's. A site that is hard to use loses enquiries, and the people most often shut out are the ones with the least patience for a bad experience: someone reading on a phone at night, someone whose eyesight is not what it was, someone who cannot use a mouse.

We are a small team and we do not pretend this site is perfect. What follows is honest about both halves.

What we have done

Each of these is a statement about how this site is actually built:

• You can skip the navigation. Press Tab when a page loads and the first thing you reach is a "Skip to content" link, so you do not have to tab through the whole menu on every page.
• Every form field has a real label. Not a placeholder pretending to be one. The label stays visible while you type, and each field is properly associated with it, so a screen reader announces what you are filling in.
• Fields do not zoom on a phone. Form text is set at a size that stops iPhones zooming in when you tap a field and leaving you scrolled sideways.
• Light and dark both work. The site follows your device setting automatically, and there is a manual toggle in the header if you want the other one. Scrollbars and form controls follow it too.
• Animation can be switched off. If your device is set to reduce motion, the moving parts stop: the sliding panels, the rotating words in the heading, the scrolling strips.
• Images carry alt text that describes what is in them, so they mean something if you cannot see them.
• Buttons and links are big enough to hit with a thumb, and we sized them deliberately rather than leaving them at whatever the text happened to produce.
• The language is declared as English, so screen readers pronounce it correctly.
• It works down to a 360px screen without anything running off the side, which covers older and budget Android handsets, not just recent iPhones.

What we know is not perfect

Being straight about this matters more than a clean-sounding claim:

• The site has not been independently audited. We have tested it ourselves, across a range of screen sizes and with a keyboard, but no external specialist has assessed it and we make no formal conformance claim.
• We have not tested with every screen reader. Behaviour can differ between JAWS, NVDA, VoiceOver and TalkBack, and we cannot say we have checked all of them.
• Some pages carry decorative movement such as a scrolling strip of text. It stops if your device asks for reduced motion, but it is there by default.
• Our AI chat and search are convenience features, not the only route to anything. Everything they can tell you is also on a normal page you can read or navigate to directly.

Tell us what page you were on and what happened, and if you can, what you were using: the browser, the device, and any assistive software. That usually tells us enough to reproduce it. We aim to reply within two working days, and if a fix will take longer than that we will tell you what we are doing and when to expect it.

If you need something on this site in a different format, ask and we will do our best to provide it.

How we test

We check pages with a keyboard alone, at a range of window sizes down to 360px wide, and in both light and dark mode. We measure rather than eyeball: text that is cut off, controls that overlap, and anything that runs off the side of the screen get caught by measurement rather than by whether it looked right on the designer's monitor.

This is ongoing rather than finished. When we find something, we fix it, and this page gets updated.
