Google's AI Overviews now appear on roughly a quarter of searches, twice as many as a year ago, and Rightmove has put its listings inside ChatGPT. The way people choose an agent is quietly becoming a conversation with an AI, and the AI gives one answer, not ten blue links. Independent tracking this spring found UK estate agents were the sector least likely to be named at all: when the AI tools were asked for recommendations, agents were cited zero times out of three.

That is the gap this service closes. The visitors AI sends are few but ferociously good, they arrive pre-referred, having been told by name who to trust, and they convert several times better than ordinary search traffic. Being the named agency in your patch is winner-takes-most, and right now, in most towns, the seat is empty. Two services, one job.

1Measure how the AI engines feature you. We ask them the questions your next clients ask, who should sell my house here, who manages rentals near me, which letting agent do landlords rate, and record exactly who gets named, including your competitors. That first baseline shows where you genuinely stand, even if the answer stings, and the same measurements repeat every month so change is visible, not claimed.

2Recommend the appropriate changes. From what the measurements show, you get a prioritised, plain-English list of what would move you: the structured data the machines cannot read yet, the review signals they trust, the content gaps behind the questions they are being asked. Recommendations you could hand to any developer, though we would rather you did not have to.

3Implement them. We do the work: schema, content, technical fixes, review strategy, whichever the recommendations call for. On a PWDP-built site much of the foundation is already in place; on an existing site we retrofit what we can and tell you plainly what we cannot. Then the next month's measurements tell us both whether it worked.

The report ties all three together. One page a month, plain English: what we asked, what the AI answered, who was named, what changed, what we are doing next. If a competitor takes a seat you hear it from us first, with a plan. And it runs month to month with no long contract, the report either keeps proving its worth or you stop paying for it, which is exactly the pressure that keeps us honest.

1What is AI visibility?+
AI visibility is whether tools like ChatGPT, Google's AI Overviews and Perplexity mention your agency when someone asks them a question you would want to win, such as who to sell with in your town. It is the AI-era equivalent of ranking on page one, except there is usually only one answer, and most agents are not in it.
2How is this different from your SEO & AI Search service?+
SEO & AI Search is the building work: structure, structured data, content and technical foundations. AI Visibility is the measurement on top: a baseline of where you stand today, the fixes that move you, and a monthly report showing whether the AI engines actually recommend you, in your own patch, in plain English.
3What do you actually check each month?+
We ask the questions your sellers, landlords, buyers and tenants ask, across the AI tools they use, and record who gets named. We track your mentions, your competitors' mentions, and what the AI says about you when it does answer, then tie any changes back to the work done that month.
4Can you do this for a website you did not build?+
Yes. The baseline audit works on any website. Some fixes, such as structured data retrofits, can be applied to most existing sites without a redesign. Where the site itself is the blocker, we will say so plainly and tell you what it would take.
5How long before AI tools start mentioning us?+
It varies, and anyone promising a date is guessing. AI engines lean on trust signals that build over time: reviews, structure, authority and consistent content. Some agencies see movement within weeks of a structured-data fix, others take months. The monthly report exists so you can see the direction of travel rather than take our word for it.
6Why does this matter if AI traffic is still small?+
Because the visitors it sends are unusually valuable. Someone who arrives after an AI tool has recommended you by name has effectively been referred, and referred visitors convert far better than casual search traffic. Small numbers, high intent, and growing fast.
7Do reviews affect whether AI recommends us?+
Strongly. AI engines lean on the platforms they already trust, and consistent, recent reviews are one of the clearest signals that an agency is real, active and liked. Part of the service is making sure your reviews are working as hard for machines as they do for people.
8Is this the same as advertising in AI tools?+
No. There is nothing to pay the AI companies and nothing sponsored about the answers. AI engines recommend agencies their systems judge credible and relevant. The work is making your agency legible and trustworthy to those systems, which is earned, not bought.
9What happens in the first month?+
A baseline. We record how the AI engines answer the questions that matter in your area before we change anything, so every later report has something honest to compare against. You see exactly where you stand, even if the answer is uncomfortable.
10Is there a long contract?+
No. Like everything we do, it runs month to month and you are free to stop whenever you like. We would rather keep earning it.
11Do you have to be the ones who implement the changes?+
No. The service has three parts, measuring, recommending and implementing, and the recommendations are written so any competent developer could act on them. Most clients have us do the work because we already know their site and the next month's measurements hold us to it, but if you have your own team, the report works just as well as their to-do list.
