Not a shop window. A marketplace.

An agency website has one job: show your stock and win you instructions. A portal has a different one. It carries everybody's stock, and it usually earns from the listings themselves rather than from the sale at the end of them.

So while a portal is a close cousin of a property website, and much of the craft is shared, the differences are the whole point. It has to take other agents' listings in cleanly, present them as one coherent site under your brand, and give you a way to charge for the privilege.

Most portals worth building own a niche. The general portals are a crowded, expensive fight, but a portal aimed squarely at one kind of property can ask the questions that kind of property actually needs, and become the most useful site in the country for its subject.

Underneath, it is a feed problem and a back-office problem. Both are where our property work began: the software came first, when a client needed their listings uploading, and the agency websites grew up alongside it. It is also the part that tends to sink portals built by people who have not done it before.

1How is a portal different from an agency website?+
An agency site sells your own stock and wins you instructions. A portal carries other people's stock too, and usually earns from the listings themselves. Much of the craft is shared, but a portal needs feed handling, a commercial layer and a registered audience, which a normal site never does.
2Where do the listings come from?+
Feeds from a range of national and regional agents, mapped into your portal automatically, plus anything you list yourself through the back office. In practice most portals run on a mix of the two.
3Can we charge agents to list?+
Yes. Paid listings, featured placements and subscription tiers can all be built in, with payments taken on the site. We would talk through the model that suits your market before building anything.
4Does a niche portal really work?+
It is the most common reason to build one. A niche portal can be the most useful site in the country for its subject, because it can ask the questions that subject actually needs. Competing head-on with a general portal is a much harder proposition.
5Do visitors have to register?+
That is your call. Registration is what turns a one-off search into a returning audience, since people save their criteria and get alerted when something matching lands, but it can be optional rather than a gate.
6What if an agent will not give us a feed?+
Then their stock is added by hand through the back office, or left out. Feeds are the tidy route, not the only one, and portals often start with a handful of feeds and grow from there.
7Have you built one before?+
Yes. One of ours is an equestrian property portal that aggregates feeds from a range of agents and lets buyers register for alerts on new listings. Feed processing and back-office systems are where our property work began, so it is long-standing work rather than a new line.
8Can it run AI search?+
It can. Our AI property search works over a portal's stock the same way it does over an agency's, which suits a niche portal particularly well, because niche buyers tend to describe what they want rather than tick boxes.
9Who runs it once it is live?+
You run the listings and the commercial side through the back office. We host it, keep the feeds flowing and handle the technical side, so nobody on your team is babysitting a data pipeline.
10How do we work out if it is viable?+
