Which CRMs work with estate agent websites?

Your CRM runs your agency; your website shows the world. The connection between them is where website projects quietly succeed or fail, and it is the question surprisingly few suppliers answer plainly. Here is how the integrations actually work, and what to check before you commit to anything.

Every agency website needs to answer one technical question before any design decision matters: how do the properties get on it, and how do the enquiries get back? The answer runs through your CRM, Reapit, Alto, Street, Dezrez, Loop, Jupix, Apex27 or one of a dozen others, and the quality of that connection decides whether your website is a living shopfront or a brochure that is always slightly out of date.

The two kinds of connection, in plain English

Almost every integration is one of two things. A feed, the same one-way mechanism agents use for Rightmove and Zoopla: the CRM pushes property data out on a schedule, the website displays it. Simple, reliable, and fine for many agencies, but one-directional and only as fresh as the last push. Or an API integration, a two-way conversation: properties flow to the website in near real time, and enquiries, viewing requests and applicant registrations flow straight back into the CRM instead of landing in an inbox to be re-typed. Reapit, Alto and Street all offer modern APIs; the difference you feel day to day is leads appearing in your CRM by themselves.

In practice that means the honest answer to "will it work with our CRM?" is almost always yes, and the useful conversation is about which kind of connection your CRM supports and which your agency actually needs.

The questions that save you later

Whoever you talk to, five questions surface the truths. Which kind of connection is this, feed or API, and how fresh is "live"? Do enquiries flow back into the CRM automatically? What happens when we change CRM, is the website rebuilt or re-pointed? Is the feed connection included in the price or charged per feed? And who do we ring when the feed stops on a Saturday? That last one is not hypothetical: feeds fail for boring reasons at inconvenient times, and the difference between suppliers is whether anyone answers.

One warning about lock-in

Some website platforms are built by, or tightly tied to, a CRM or portal business, which can be convenient right up until you want to change one without losing the other. There is nothing wrong with buying a bundle, but know you are buying one: ask what happens to the website if you leave the CRM, and what happens to the CRM relationship if you leave the website. If either answer is "you start again", price that into the decision.
