Reviews: how to ask, where to show them, why they convert

Reviews are the most persuasive marketing an estate agent has, and the most under-managed. A little system turns a trickle into your strongest sales tool.

Ask any agent what wins them instructions and "reputation" comes up fast. Yet the very same agents often leave their reviews to chance: a trickle one month, then a gap of many. Reviews are the most persuasive marketing you have and the most under-managed, and a little bit of system changes everything.

Why reviews convert better than anything you can say

You can call yourself trusted and professional all day long. A stranger's five-star review saying the same thing is worth a hundred times more, because it isn't coming from you. Nervous vendors and landlords lean on other people's experiences precisely because they've no reason to be biased. It is social proof quietly doing the selling on your behalf.

The secret is asking, every time

Most happy clients would gladly leave a review. They simply never get asked. Build a simple, consistent habit: ask at the natural high point, keys handed over, sale completed, make it effortless with a direct link, and do it every single time without fail. A steady flow beats an occasional guilty push.

The agents with the best reviews aren't the luckiest. They're the ones who remember to ask.

Where to show them

Google first, because it feeds both local search and the AI answers. Then on your website where it counts: the homepage, right beside your valuation call to action, and on the service pages. A review is at its most persuasive exactly where someone is deciding whether to trust you, not buried on a page nobody visits.

Respond to all of them, especially the odd bad one

A calm, thoughtful reply to a negative review reassures the next reader more than a wall of flawless fives ever could. It shows you're human and that you care when something goes wrong. Never leave the difficult ones hanging; how you handle them is itself a selling point.

Make them work twice

Mark your reviews up so they can appear as rich results and be read by AI (that's what structured data is for), and weave real quotes through the rest of your marketing. A single review can be proof, content and SEO all at once, if you let it.

Reviews are the cheapest, most powerful marketing an agent has, and the only kind your competitors can't simply copy. Build the habit of asking, show them where they matter, and let other people do the selling for you. It's a core part of how we market agents.
