For twenty years, getting found meant one thing: ranking on Google. A seller typed "estate agents in [town]", scanned the results and picked from the first few names they saw. And the answer they get looks nothing like a page of Google links.
The question has changed
Ask ChatGPT, Google's AI Overviews, Gemini or Perplexity "who is the best estate agent in my town?" and you will not get ten blue links to work through. You will get a short, confident answer naming one or two agents, with a line on why. To the person asking, that feels less like a search and more like a recommendation from someone who has already done the homework. If that list sounds familiar, it should. The foundations that help you rank on Google, a fast and well-built site, strong local relevance, genuine reviews and clear content, are the very same ones that make AI trust and quote you. This is not a separate game to learn from scratch. It is the next layer on top of doing the basics properly. Agents who have left their website to go stale have the most ground to make up.
