Estate agent web design in London: what agencies actually need, and what it should cost

London has more estate and letting agencies than anywhere in Britain, and some of the thinnest specialist answers when they search for a website. Ask around and you get whoever is nearby. So here is the specialist's answer instead: what a London agency website actually has to do, what it should cost, and an honest word about postcodes.

Search for estate agent web design in London and the results are mostly proximity: general web designers who happen to be in Chelsea or Shoreditch, quoting anywhere up to £17,000 to £40,000 for what is, underneath, a property website. Almost none of them specialise in the sector. That matters more than it first appears, because an estate agency website is not a brochure with house photos on it.

Sector work, not borough work

The hard parts of an agency website have nothing to do with where the designer sits. Live feeds from your CRM, Reapit, Alto, Street, Dezrez and the rest, so the site updates itself the moment a property does. Portal-standard data handling for Rightmove, Zoopla and OnTheMarket. Valuation journeys that convert, compliance pages that keep up with Material Information and the Renters' Rights Act, and increasingly the AI layer: search that understands plain English and an assistant that answers at midnight. A designer who knows every coffee shop in your borough but has never wired a CRM feed will learn all of this at your expense. A specialist has done it a hundred times, from anywhere.

What London agencies actually need

The capital adds its own demands on top. Multi-branch and multi-brand handling, because London agencies grow sideways. Presentation that can carry prime stock, where the photography and the typography have to live up to a £2m listing. Lettings at volume, with landlord and tenant journeys that reduce admin rather than create it. And speed, because London buyers browse between tube stops on a phone. None of that is exotic to a property specialist; all of it is exotic to a generalist.

What it should cost, honestly

We publish our ranges because this market mostly will not. A professionally built agency website typically runs £3,000 to £10,000, with large multi-branch and portal builds from £10,000 to £30,000 and beyond; the full cost guide is here, hidden extras and all. When London quotes land at £17,000 for a single-branch site, you are not paying for more website. You are paying for the designer's postcode: office rent, borough premiums and the assumption that London clients expect London prices. London agencies have been coming to us for years for exactly this reason, and the site they get is built to the same specification we would build for anyone; the invoice just is not carrying anybody's Mayfair rent.

An honest word about postcodes

Here is something some suppliers do that we will not: rent a virtual office in the capital so the listing looks local. We would rather tell you the truth. We are Shropshire based, we answer on a London number, 020 3637 9838, and we have served London agencies for years without either side ever feeling the distance, because this work happens in staging links, shared screens and phone calls, not meeting rooms. Your CRM feed does not know where our desks are. What should decide it is the work: the builds, the specification, the support when the feed hiccups on a Saturday, and a price that reflects the website rather than the postcode.

The questions to ask whoever you talk to

The same five that protect any agency, anywhere. Which CRMs have you actually integrated, not listed? What do I own if I leave? Is the AI layer built in or bolted on?
