Tessa Lang Property, North west London.

A prime north west London agent where every instruction is handled personally rather than passed down a chain. The site had to sound like that.

Drag the handle to compare the site they came to us with against the one we built.

Where it started

A photograph of a lake with Get a FREE Valuation Of Your Property laid across it, a filter bar underneath, and nothing anywhere about Tessa.

For an agent whose entire proposition is that she handles it herself, a site that could have belonged to any chain in the country was costing her the only thing she has that they do not.

What we built

Cream, magenta and a serif voice, which reads as a London townhouse rather than a high street window. The headline says the thing plainly: twenty five years of NW3, in one pair of hands.

Hampstead, Belsize Park, Primrose Hill and Swiss Cottage are named on the first screen, so anyone who knows the area knows immediately whether this is their agent. Sales, lettings and commercial are kept apart the whole way through rather than funnelled into one search.

AI first, filters second

This one is the other way round from the rest. The search on the homepage is the AI box, asking in plain words what you are looking for, with a microphone beside it and suggestions underneath. Filters are there for anyone who prefers them, behind a quiet link that says use filters instead.

On a small, carefully chosen list, that is the right order. Somebody looking for a period flat in Belsize Park can say exactly that, and the handful of things that match is a better answer than six dropdowns.

Honest about a short list

A prime agent with a small book has a choice: pad the list, or be straight about it. The search page says how many homes there are, how many are on the market, and how many are under offer or already sold.

A chain would hide that. For an agent selling on her own track record it does the opposite of what you would fear, because a list that is mostly under offer is not a thin list, it is a good year.

Four guides, not twenty

Hampstead and the Heath, Belsize Park, Primrose Hill, Swiss Cottage. Four areas, written properly, opening with the Heath at 275 hectares, three conservation areas and two stations rather than with adjectives.

Four guides that are genuinely useful beat twenty that are padding, and in NW3 the detail is the thing buyers are actually weighing.
