What an AI Overview actually is
Google reads across lots of websites and writes a short answer to your question, right there on the results page, often citing a few sources. To the searcher it feels like a quick, trustworthy summary that saves them clicking around. To a business, it's a brand-new prime spot: you're either named or cited in that summary, or you're invisible somewhere below it.
Why it matters for agents
When someone searches "how do I choose an estate agent" or "best agent in my town", an AI Overview may answer without them clicking anything at all. If your agency is cited or recommended in it, you've effectively been vouched for by Google itself. If not, you're a scroll further down, competing for a shrinking pool of clicks. Yes, some purely informational searches now end without a click. But the high-intent ones, someone genuinely ready to choose an agent, still click through, and being the named agent in the summary makes that click far more likely to land on you. Focus on being the answer, not on gaming the system.
