How Google actually ranks an estate agent website

Ask ten people how Google ranking works and you'll get ten theories, most of them myths. The real picture isn't magic, and it isn't a secret; it's a handful of things Google is openly trying to reward.

Ask ten people how Google ranking works and you'll get ten theories, most of them myths. The real picture isn't magic, and it isn't a secret; it's a handful of things Google is openly trying to reward. Here's how it actually ranks an estate agent website, minus the folklore.

It's trying to answer the searcher, not please you

Google's whole job is to give the person the most useful, trustworthy result for their query. Every ranking factor is a proxy for that one aim. Once you internalise it, most "SEO tricks" reveal themselves as either genuinely helpful (because they help the user) or pointless (because they don't).

Relevance: are you actually about this?

Google reads your content to decide what you're relevant for. Vague, thin pages rank for nothing; clear, specific, genuinely local content, like proper area guides, tells it exactly which searches you deserve to appear in. Say what you do, and where, in plain words a human would use.

Authority: do others trust you?

Links from reputable sites, mentions, and a consistent presence tell Google you're credible. For a local agent, your Google Business Profile, your reviews and your local citations carry real weight. It's less about how many links you have, and more about how genuinely trusted you are.

Google isn't ranking your cleverness. It's ranking how useful and trustworthy you are to the searcher.

Experience: is the site pleasant to use?

Speed, mobile-friendliness, and the absence of intrusive nonsense. Google measures whether real people have a good time on your site and quietly rewards the ones that don't frustrate them. A site that fights the visitor won't hold a top spot for long.

Local intent: the map pack changes everything

For a search like "estate agents in my town", Google leans heavily on proximity, relevance and prominence, and often shows a map pack above the normal results. Getting into that is a distinct and winnable game, covered in our piece on local SEO, and it's where a lot of agent business actually comes from.

What it's NOT

It's not keyword-stuffing, not buying dodgy links, not a secret you can pay to unlock, and not a one-time setup you can forget. Those either do nothing now or actively hurt you. Every lasting win sits on the "genuinely useful and trustworthy" side of the ledger.

Google ranking isn't mysterious once you see the pattern: be relevant, be trustworthy, be pleasant to use, and be unmistakably local. Do those four things honestly and you climb; chase shortcuts and you stall. It's the philosophy behind everything in our SEO and AI search work, and a free site review will show you which of the four to tackle first.
