Mistake 1: a slow, clunky site

If your site is slow, especially on a phone, Google notices and so do buyers. Speed and mobile-friendliness are table stakes now, not nice-to-haves. Get them wrong and nothing else you do quite recovers, because you're asking people to wait before they've even seen a home.

Mistake 2: thin or copied content

Pages with a single paragraph of generic waffle, or property blurb lifted straight from the portal, give Google nothing to rank. Depth, specificity and genuinely local content, like proper area guides, are what win. If a rival could paste their name over your text and it would still be true, it isn't working hard enough.

Mistake 3: ignoring local signals

Inconsistent name, address and phone across the web. A neglected Google Business Profile. No reviews. For a local business these are among the strongest ranking signals there are, and they're free. Neglecting them is like leaving money on the table because the table's a bit far away.

Mistake 4: no structured data

Without structured data, you're asking Google to guess what your pages are about. Guessing loses to certainty every time. A little invisible mark-up tells search engines exactly who you are, where you are and what you're offering, and increasingly it tells the AI tools too.

Mistake 5: writing for Google, not people

Keyword-stuffed, robotic pages read badly and, these days, rank badly too. Google has got very good at spotting content written to game it rather than to help anyone. Write for the actual human with the actual question; the ranking follows the usefulness, not the other way around.

Mistake 6: set-and-forget

SEO isn't a one-off job. A site launched and then never touched slowly slides down the results as rivals keep moving. Fresh content, current details and the occasional tidy-up are what keep you visible. It doesn't take much, but it can't be nothing.
