Answer Engine Optimisation: the new SEO for agents
For twenty-odd years, getting found meant SEO: ranking your pages on Google. That still matters, but a new discipline has grown up beside it. Answer Engine Optimisation, or AEO, is about being the answer AI tools give, not just a link they list.
For twenty-odd years, getting found meant SEO: ranking your pages on Google. That still matters, but a new discipline has grown up beside it, Answer Engine Optimisation, or AEO. It's about being the answer that AI tools give, not just a link they list. Here's what it means for an estate agent, without the hype.
From search engines to answer engines
People increasingly ask ChatGPT, Gemini or Google's own AI a question and get a written answer, not ten blue links. The job quietly shifts from "rank on the page" to "be the source the answer is built from". Same goal, getting found by the right people, but new mechanics behind it.
How AEO differs from classic SEO
SEO optimises a page so it ranks. AEO optimises your information so a machine can quote it confidently. That means clear, factual, well-structured content an AI can lift without guessing, plus a consistent, trustworthy presence across the web so it picks you rather than a rival. It's the same instinct behind showing up in the chatbots.
What actually helps you get quoted
- Answer real questions plainly, in the words people actually use
- Structured data so machines read your facts without ambiguity
- Consistency everywhere: the same name, details and story across the web
- A genuine reputation: reviews, mentions, and being cited by others
SEO gets you ranked. AEO gets you quoted. Estate agents now need both.
The good news: it's not a different website
AEO isn't a bolt-on product; it's the same solid foundations doing double duty. A fast, clear, well-structured, honest site that ranks well is also the site AI tools trust and quote, including in Google's AI Overviews. Do the fundamentals properly and you're optimising for both at once, which is a far better deal than it sounds.
Where agents go wrong
Thin marketing waffle, inconsistent details across portals and directories, no structured data, and content written to game rankings rather than answer questions. All the things that hurt SEO, the usual mistakes, hurt AEO harder, because a machine deciding whether to quote you is even less forgiving than a search ranking.
Answer Engine Optimisation sounds like a new frontier, and in a sense it is, but the work is reassuringly familiar: be clear, be structured, be consistent, be genuinely trustworthy. Get that right and you'll rank on Google and get quoted by the AI tools that increasingly sit above it. That's exactly what our SEO and AI search work is built to do, and a free site review is a good place to start.
Our articles are drafted with the help of AI tools that we regularly use. Each one is measured, edited and approved by real people who stand by it.
The machine reads your listing first
Rightmove added a third AI assistant to its search on 13 October, and the information those features work from starts with what your branch typed. Four of the five sources are the same for every agent on the portal, which makes your description the only thing that can tell your instruction apart.
The AI assistant on your website is you
Two UK agencies switched one on in a single day. Neither announcement mentioned the part that matters: when an automated assistant tells a consumer something wrong, the law treats it as your statement, and there is no regulator guidance anywhere telling agents how to run one safely.
You can now refuse AI training and stay in Google
For two years, telling the AI companies not to train on your website meant accepting a cost somewhere in search. On 15 September Cloudflare separated the two, published the conditions an operator has to meet to be let through, and left one switch in place that still takes Google away.
Rank on Google, quoted by AI.
We build the clear, structured, trustworthy foundations that win on classic search and the new answer engines alike.
